3 Multifamily Security Myths

Package lockers, shared PIN codes, and parking patrols are quietly draining staff time. Three multifamily security myths, and what modern properties do instead.

3 Multifamily Security Myths

Today’s residents expect more than a secure place to live. They expect convenience, easy access, reliable package delivery, and smooth guest experiences, without creating more work for your property team.

That’s a hard balance. Many of the “standard” ways properties handle packages, visitors, and parking are outdated, and they quietly drain staff time, raise liability, and frustrate residents. Here are three myths we see property teams struggle with, and what modern properties do instead.

Myth 1: Package lockers are the only real solution

Package lockers became the go-to answer years ago. With online shopping growing, many properties find lockers no longer keep up. One order can arrive in several shipments and fill the available lockers. When they overflow, packages end up in the lobby anyway, with the same theft and liability problems lockers were supposed to solve. Meanwhile, staff spend hours handling deliveries and answering complaints.

The better approach: smart package rooms

Modern properties are moving to secure package rooms built on cloud access control, mobile credentials, integrated cameras, and delivery-specific permissions. Drivers get temporary access to a monitored room, and residents pick up packages with their existing mobile credentials whenever it’s convenient. The result:

  • A complete audit trail
  • Less package theft
  • Fewer resident complaints
  • Less staff time
  • A better resident experience

Myth 2: If the door unlocks, the access system is working

Many communities still rely on shared PIN codes, physical keys, and generic guest credentials. These verify the credential, not the person using it. A PIN can be shared, a screenshot forwarded, and a key copied. That leaves blind spots for vendors, dog walkers, housekeepers, food delivery, guests, and contractors.

The better approach: flexible visitor management

Effective properties now layer their visitor management: temporary codes that expire automatically after a scheduled visit, and secure mobile passes tied to one person’s device. Residents get the convenience they want, and property teams get the audit trail they need.

Myth 3: Parking requires constant patrols

Windshield stickers, manual patrols, honor systems, and gates that let cars tailgate leave teams reacting to complaints instead of managing the property. Parking can also be a missed revenue opportunity.

The better approach: license plate recognition

License plate recognition (LPR) on your cameras automates vehicle tracking, keeps a resident allow list, monitors visitors, detects tailgating, keeps an accurate audit trail, and can support paid guest parking. For managers, that means fewer disputes, better security, lower labor costs, and a better resident experience. For maintenance teams, it means fewer interruptions.
